In panoramic position on the hills of Umbria, not far from the Trasimeno Lake, stunningly restored farmhouse with dependance, swimming pool and 16 hectares of land.

The house enjoys complete privacy whole not being too far off the beaten track. The house can, in fact, be reached via a 2-km gentle graveled road (whose maintenance costs are shared with two other propertied nearby). The nearby town offers all the necessary services: grocery store, pharmacy, ATM, a pizzeria and a restaurant. DESCRIPTION OF THE BUILDINGS


The master farmhouse (280 sqm – 3,013 sqft, 3 bedrooms and 4 bathrooms) is laid out onto two floors. The ground floor houses a huge living room with an antique fireplace and vaulted ceilings, a stunning staircase, a professional kitchen with dining room and a bathroom. There are also a cloakroom and a boiler room with controls for the heating (under the floor on the ground floor and with radiators on the upper floor).

Upstairs, the night area houses a master bedroom with dressing room/study and private bathroom, two double bedrooms and two bathrooms.

 

The guesthouse (80 sqm – 861 sqft, 2 bedrooms and 2 bathrooms) is structured on two floors too. On the lower floor one can find an ample living/dining room with a small kitchen. On the upper floors, instead, we have two double bedrooms with en-suite bathrooms. A large workshop completes the lower floor of the building.

 

The studio (30 sqm – 323 sqft, 1 bedroom and 1 bathroom) is a small building with a generous living room (which could also double as a bedroom), a small kitchen and a bathroom.


STATE AND FINISHES


The property was bought by the current owners as a ruin over fourteen years ago. Since then, it has been rebuilt and restored by using traditional, original and reclaimed materials. Where original materials could not be recovered in their totality, new parts have been handcrafted by trained artisans to match the existing ones, an example of this being the stone window lintels. All the other typical features of countryside properties can still be seen inside, such as wooden beams with terracotta tiles, vaulted ceilings (including the beautiful one covering the living room and spanning the whole length of the building), terracotta floors, stone walls (both inside and outside) and beautiful staircases.

The building complies with all the most recent anti-seismic norms and benefits from newly installed electric, plumbing and sewage system together with new and insulated roof.


EXTERNAL AREA


The farmhouse is surrounded by 16 hectares of land. Surrounding the house we have a beautifully landscaped garden with flowers and ornamental trees. Next to the building is also located the 12 x 6 m swimming pool with Roman steps and stone-paved solarium.

The remaining land is registered as arable and/or grazing land and is shaped in a way that it would be perfect for horses.
